Landlords
Let it properly, once
Getting the right tenant matters more than getting a tenant quickly. Your agent handles the marketing, the referencing, the compliance and, if you want, everything after that.
Service levels
Three levels of service
Let only
We market the property, find and reference the tenant, and set up the tenancy. You manage it from there.
- Marketing and portal listing
- Accompanied viewings
- Tenant referencing and right to rent checks
- Tenancy agreement and deposit registration
Most recommended
Fully managed
Everything in the other two levels, plus the day-to-day. The option for landlords who do not want a phone call about a boiler at nine on a Sunday.
- Everything in Let only and Rent collection
- Repairs and contractor management
- Routine inspections
- Compliance monitoring and renewals
- Deposit return and check-out
Rent collection
Everything in let only, plus we collect the rent and chase it when it is late.
- Everything in Let only
- Monthly rent collection
- Arrears chasing
- Statements and annual summary
Our fees
Our landlord
fees, in one place
Every level of service, what is included in each, and what anything outside it costs. No percentage that only appears once you are already on the phone.
A letting agent in England has to publish its fees, so this is not a courtesy, but the version we publish is meant to be readable rather than merely compliant.
- Management fee for each service level
- One-off charges: set-up, inventory, check-out, renewals
- What is included before anything is charged extra
- All figures inclusive of VAT
Why use an agent
The benefits of using our services
What you are actually buying when you hand a property to a managing agent.
High-quality tenant screening
Credit and affordability checks, employment and previous-landlord references, and right to rent checks on every adult occupier. The point is not the paperwork. It is a tenant who pays on time and looks after the place.
Less time standing empty
An empty month costs more than a slightly lower rent. Your agent prices to the comparable evidence, markets the property properly across the portals, and does the viewings personally rather than fitting them around a branch rota.
Financial management
Rent in, costs out, and an annual summary your accountant will accept without rebuilding it. Included from rent collection upwards, so you can see what the property is actually returning.
Legal knowledge and compliance
Gas, electrical, EPC, alarms, deposit protection and right to rent all carry dates and penalties. Your agent tracks them and tells you before they expire. The legal responsibility stays yours, which is exactly why it should not sit in your calendar alone.
Your time back
On fully managed you stop being the first phone call. Repairs, contractors, routine inspections, renewals and the boiler that fails on a Sunday night all go to your agent instead.
Experience you can name
Every Yuvello agent is an experienced local property professional running their own business, not a trainee working a branch list. Your property does not get passed around, and you always know whose name is on it.
Compliance
What the law requires of you
Letting a property in England carries real legal obligations, and the penalties for missing them are significant. Your agent tracks these and tells you before they expire, but the responsibility remains yours.
- Gas safety certificate, renewed annually
- Electrical Installation Condition Report, at least every five years
- Energy Performance Certificate of the required minimum rating
- Smoke alarms on every storey and carbon monoxide alarms where required
- Deposit protected in an approved scheme within 30 days
- Right to rent checks on every adult occupier
- How to Rent guide served at the start of the tenancy
This is a summary for orientation, not legal advice, and requirements change. [COMPLIANCE WORDING TO BE REVIEWED BY COUNSEL]
Why Yuvello
A landlord's agent who is genuinely local
Property management goes wrong in the gaps: the certificate nobody renewed, the leak nobody attended, the tenant who stopped answering. Those gaps open up when the property is one of six hundred on a regional list.
A Yuvello agent runs their own book. They know the property, they know the tenant, and they are the person you call.
- One named agent, not a management inbox
- Local contractors your agent actually uses and trusts
- Compliance dates tracked and flagged before they expire
- Honest rental valuations, because an empty month costs more than a slightly lower rent
What is your property worth as a rental?
A free rental valuation from a local agent, with the comparable evidence behind it.
Common questions
How quickly can you let my property?
It depends on the property, the area and the asking rent. Your agent will give you a realistic timescale at the valuation rather than an optimistic one to win the instruction.
Do you reference tenants?
Yes: affordability, employment, previous landlord references and right to rent checks on every adult occupier.
What happens if the tenant stops paying?
Under rent collection and fully managed we chase arrears and keep you informed from the first missed payment. What happens next depends on the circumstances, and your agent will talk you through the options. [RENT PROTECTION / LEGAL COVER OFFERING TBC]
Who holds the deposit?
It is protected in a government-approved scheme within the statutory 30 days. [SCHEME TBC]
Are you a member of a client money protection scheme?
[CMP SCHEME TBC]. Client money protection is a legal requirement for agents holding client money and the certificate must be available on the site before launch.
