Renting
A straight answer, and a set of keys
Renting is stressful enough without an agent who will not return a call. You get a named person, an honest view on whether you will be accepted, and no surprises in the costs.
How it works
From search to move-in
1
Register
Tell us the area, the budget, when you need to move and anything that matters: pets, parking, a spare room that has to be a study.
2
View
Arranged around your working week, with an agent who can answer questions about the property, the landlord and the street.
3
Apply
One application, one point of contact. Your agent will tell you honestly whether it is likely to be accepted before you pay anything.
4
Referencing
Affordability, employment and previous landlord checks, plus right to rent. Your agent tells you what is needed up front rather than in instalments.
5
Move in
Signed agreement, protected deposit, inventory, keys.
Be ready
What you will need
Having these ready makes an application faster and considerably less stressful.
- Photo ID and proof of your right to rent in the UK
- Proof of income, usually three months of payslips or accounts if self-employed
- Previous landlord's contact details, if you have rented before
- Employer contact for a reference
- Bank details for the standing order
- Funds for the deposit and first month's rent
Costs
What you will pay

Holding deposit

Please Note- This will be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

Variation of Tenancy Agreement (Tenant’s Request)
£60 Inc VAT
variation or any reasonable costs incurred if higher: To cover the costs associated with taking the landlord’s instructions, negotiating and agreeing the change (for example, a change to the rent due date, permission to keep a pet, or other amendments to the terms), as well as the preparation and execution of new legal documents.
Lost Key(s) or other Security Device(s)
per replacement tenant or any reasonable costs incurred if higher: To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents
Early Termination (Tenant’s Request)
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
Unpaid Rent:
Unpaid rent fee at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Damages
the tenant is responsible for any damage that they cause to the property they are renting. The damage should be reported as soon as possible, so that it can be repaired or at least assessed by either the landlord or a professional (tradesman etc.)
Your rights
What you are entitled to
A good agent tells you this before you ask. Your deposit must be protected in a government-approved scheme within 30 days and you must be told which one. Your home must be safe, with a valid gas safety certificate and working alarms. Repairs that are the landlord’s responsibility must be dealt with in reasonable time.
Summary only, not legal advice.
- Your deposit protected, and proof of where
- A gas safety certificate and an EPC before you move in
- The How to Rent guide at the start of the tenancy
- Reasonable notice before anyone visits
- Repairs handled properly, not argued about
Common questions
How much do I need to earn?
Most landlords look for annual income of around thirty times the monthly rent, though it varies and a guarantor can change the picture. Your agent will tell you where you stand before you spend anything.
Do you reference tenants?
Yes: affordability, employment, previous landlord references and right to rent checks on every adult occupier.
What happens if the tenant stops paying?
Under rent collection and fully managed we chase arrears and keep you informed from the first missed payment. What happens next depends on the circumstances, and your agent will talk you through the options. [RENT PROTECTION / LEGAL COVER OFFERING TBC]
Who holds the deposit?
It is protected in a government-approved scheme within the statutory 30 days. [SCHEME TBC]
Are you a member of a client money protection scheme?
[CMP SCHEME TBC]. Client money protection is a legal requirement for agents holding client money and the certificate must be available on the site before launch.
